1. Bookings:

Telephone bookings will be held for seven clear days to allow for receipt of the completed booking form and the initial deposit.

A non refundable deposit of 30% of total rent is payable upon booking.

The balance of the total hire charge must be paid at least six weeks before the beginning of the hire period, failing which the deposit may be forfeited and the hiring cancelled at the sole discretion of the owner. Reminders will not be sent to hirers when the balance falls due. In the event of late payment of a balance, the right is reserved to cancel the hiring.

Bookings made six weeks or less in advance, the whole of the hire charge must be paid on booking.

Lettings are provisional until receipt by the owner of a completed unaltered booking form, signed terms and conditions and deposit cheque.

2. Holiday period:

Lettings are to run from Saturday (3.00pm) on the first day of the hire period to Saturday (10.00am) on the last day of the hire period.

3. Good Housekeeping Deposit:

A returnable security deposit of 250 euros cash is required on arrival. You may replace small articles damaged or broken during your stay. We reserve the right to charge from your Good Housekeeping deposit for any articles not so replaced (replaced not to owners satisfaction) or for damage done during your stay. An inspection will take place prior to departure please allow an hour for this.

All monies due to you from the housekeeping deposit will be refunded on your departure, if everything is in order, subject to any necessary deductions for damages or extras not separately paid for.

If there are any damages or breakages in excess of the damage deposit the hirer agrees to reimburse the owner. Any substantial damage caused by the hirer (the hirer's family/friends or the hirer's invitees) or behavior of an unacceptable type will result in immediate eviction without compensation and a claim for loss and damages by the owner. In this event the Owner will have no further contractual obligation to the hirer.

Properties should be left as found in a clean and tidy condition. We would ask you to undertake a reasonable level of cleaning before your departure. This should include general tidying, washing up, vacuuming or other floor cleaning, cleaning of showers, washbasins and WCs, cookers, the bagging of rubbish. The owner reserves the right to retain a proportion of the Good Housekeeping deposit if the client leaves the property in an untidy or unacceptable condition.

4. Occupancy: The maximum number of people to live in the property shall not exceed six unless the owner has given written permission. The owner has the right to cancel the hiring if the number of persons arriving at the property exceeds those notified and agreed on the booking form.

5. Hire charges: Inclusive of water (4000 litres/week) and electricity (50 units/week). Electricity in all seasons will be metered on consumption. Unreasonably high consumption will be charged from the Good Housekeeping deposit at cost. Unreasonable consumption will be determined by, and at the sole discretion of the owner.

6. Linen: Duvets, Pillows, Sheets, Duvet covers, and pillowcases are provided. Tea towels are provided. Some towels can be provided if requested prior to rental.

7. Cancellation by Hirer If you wish to cancel your booking you should advise immediately in writing by registered mail. Cancellation fees will be calculated from the day we receive your written cancellation.

In the event of a cancellation, refunds of amounts paid will be made if the Owner is able to re-let the Property, and any expenses or losses incurred in so doing will be deducted from the refundable amount.

The hirer is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability etc, since these are not covered by the Owner's insurance.

8. Cancellation by us Bookings are made on the understanding that the accommodation booked will be available for the dates specified. If, due to circumstances beyond the owner's control, this is not possible we reserve the right to cancel your booking and return any monies paid, and there will be no claim against the owner. In the event of the booking being cancelled or altered by reason of force majeure (which includes floods, storms, riots, strikes, wars, and Acts of God) or other events outside the owner's control, the Owner cannot accept liability. If the hirer or any other person in the hire party falls ill on holiday or for any reason has to return early, the owner cannot be responsible for any additional costs nor can any part of the hire charge be returned.

No liability for happenings outside reasonable control is accepted, such as breakdown of domestic appliances, plumbing, wiring, sudden pest invasion, damage resulting from exceptional weather conditions or loss, injury, or accident, however caused. The use of the property and its amenities are entirely at the hirers/users risk. Hirers and their parties leave personal belongings on the premises entirely at their own risk* and the owner cannot be held responsible for any injuries or losses however caused. No responsibility can be accepted for loss or damage to any car or its contents.

Insurance You are strongly advised to arrange comprehensive travel insurance to include cancellation insurance, personal belongings and public liability, since these items are not covered by the owner's.
